With a combined 50 years in hospitality and 14 years managing vacation rentals, we are hospitality specialists. We intentionally keep our company small so we never lose our personal touch. Rather than impersonal automation, we make sure hosts and guests are listened to, understood, and responded to with care and expertise.
- What if I want to run my own vacation rental?
Self-managing can be time-consuming and stressful, requiring constant attention to guest communication, maintenance, marketing, and pricing. Without experience, it can be hard to maximize revenue and address issues efficiently. Hiring professionals lets you focus on other priorities while we handle the complexities.
- How much does it cost to hire a vacation rental manager?
We charge 20% for full-service management of your short-term rental. This fee includes many of the day-to-day recurring expenses. Be cautious of very low-fee options that only send basic messages or manage calendars; the more complex aspects of caring for your property are where expertise matters.
- What happens if a guest causes damage during their stay?
Bookings through Airbnb include AirCover for hosts with liability insurance and damage protection. On other platforms, a separate damage policy or a refundable security deposit may be used. We manage the process and file claims when needed.
- Will the city or county allow me to legally operate a short‑term rental?
It depends on the property address, timing, and the type of rental. Within city limits, we confirm eligibility with the city. The county provides resources that indicate where short‑term rentals may be permitted. Hosted vacation rentals (a room within your residence where you remain on site) are generally accepted under current county rules.
- How do you determine the right price?
We use a dynamic pricing approach that combines platform data, market-specific tools, and our local expertise. Rates are adjusted based on demand, events, seasonality, and other factors to set the right price at the right time.
- How do you determine and monitor guest occupancy?
You can set your own occupancy limits. If not specified, we determine maximum occupancy based on beds, fire codes, and applicable local or HOA rules. Large gatherings and parties are prohibited by platform policies and local regulations. We also build relationships with neighbors so they feel comfortable contacting us directly with any concerns.
